The Legacy of
Howard Hughes
In 1952, Howard Hughes purchased 25,000 acres of Las Vegas valley land for about $3 an acre, a purchase that set the stage for one of the largest master-planned communities in America.
The land passed through the Hughes Corporation and its successors before the master plan took shape decades later. The community was named Summerlin after Jean Amelia Summerlin, and the rest is Las Vegas history.
Top-Selling Master Plan
Today, stretching across 22,500 acres, Summerlin is one of the top-selling master-planned communities in the country, and it keeps growing.
Explore Summerlin by Geography
Summerlin is organized into distinct villages, each with its own personality: home styles, parks, architecture and lifestyle. A useful way to start is geography. The master plan splits into three areas, West, North and South, and every village lives inside one of them. From the established luxury of The Canyons and The Ridges to the modern new construction of Summerlin West, the village you choose shapes how you live every day. Start with the part of Summerlin that fits your life.

Other Summerlin communities include Red Rock Country Club, the private golf community adjacent to The Ridges.
The Summerlin Lifestyle
Summerlin was designed around lifestyle: trails, parks, open space, dining and entertainment built into the neighborhoods. The things you want to do on a Saturday are usually a short walk or drive away.
Parks & Trails
Over 300 parks and a 200-mile trail system connecting villages, schools, and shopping centers.

New Construction vs. Resale in Summerlin
One of the first questions Summerlin buyers face is new construction or resale. The answer depends on your timeline, your budget and how much hands-on work you want. Here is the honest version of both sides.
New Construction (Summerlin West)
Modern floor plans, energy efficiency, and builder warranties, but requires waiting for completion and often features smaller lot sizes.
Resale (Established Villages)
Mature landscaping, larger lots, and immediate move-in, but may require updating and remodeling.
The numbers,
without the hype
Most Summerlin sales price between $650,000 and $740,000, and homes in the most active villages typically sell within 33 to 57 days. Use that as context, not a quotation: I will run the current numbers for your exact property.
Strong Equity
Consistent long-term appreciation, with some villages seeing year-over-year increases nearing 10%.
High Demand
The top choice for relocation buyers, offering everything from $400k entry-level condos to $3M+ custom estates.
Premium Value
Protected by master-plan standards, schools including Palo Verde High, and 200+ miles of interconnected trails.
