Cadence is the master-planned community in east Henderson developed by The LandWell Company, a roughly 2,200-acre infill project along the Lake Mead Parkway corridor that began selling builder homes in 2014 and 2015. It is built around a central park and sports complex, with the 55+ neighborhood of Heritage at Cadence inside it.

What Cadence is
Cadence showed what a brownfield site can become: a walkable, active-lifestyle master with a real park at its center.
The land had spent decades as one of the largest former industrial sites in the West, and LandWell began assembling and planning the redevelopment around 2004, then paused through the housing crash before starting sales in the mid-2010s. The result is a modern master with a much larger share of open space than the plans around it.
The community is organized around a roughly 50-acre central park, a large sports complex with lighted ball fields, neighborhood parks, miles of trails and fiber internet to every home, with full build-out targeted at roughly 12,000 to 13,000 homes.
Location is Cadence's practical strength: it hugs the Lake Mead Parkway and Boulder Highway side of east Henderson, minutes from the Galleria corridor and an easy run to downtown Las Vegas without fighting the valley's center lanes.

Two child communities inside the master have guides on this site: the 55+ Heritage at Cadence and the family village of Cadence Park.
Future Cadence project: named neighborhoods and future villages inside the master, plus a Schools-and-Parks folder, are planned as a dedicated child system.
Park first, homes around it
The master plan's organizing idea is the central park: most villages open onto green space, paths and trails rather than a golf course or a resort. The result reads as a healthier, everyday-driven community, with the sports campus and neighborhood parks doing the amenity work.
Who builds inside Cadence
Cadence is built by a mix of national builders selling direct within the master, so the home styles vary by parcel from entry-level to larger new plans. All homes are newer construction, which means current systems, current codes and, in most of the plan, fiber to the door.
Schools at Cadence
The master is served by public and charter campuses, with multiple schools either on or adjacent to the plan. Because boundaries shift as the master builds out, the reliable test for a specific address is the district's zoning tool.
Location and the daily life
Residents trade polish for convenience: quick freeway access, newer housing, parks and paths outside the door, and the Galleria and downtown Henderson's civic amenities a few minutes away. For retirees the draw stacks up, since Heritage sits inside the same master with all its parks in walking distance.
