Buyers get overwhelmed when everything happens at once: listings, financing, inspections, HOAs, appraisals, repairs. The fix is order. Do these in sequence and each step makes the next one easier.

    Get pre-approved, not just pre-qualified

    A pre-approval letter tells sellers you are real and tells you the truth about your budget. I will point you to lenders I trust for Nevada loans.

  2. 02

    Define the budget beyond the price

    The payment is price plus taxes, insurance, HOA dues, maintenance and utilities. I walk buyers through the full monthly picture before we shop.

    Pick the community before the house

    Las Vegas is a valley of different lifestyles. Village, school zones, commute, golf, 55+ or family-oriented: we match the life first, then the floor plan.

    Look at the evidence, not the emotion

    Before you fall in love, we look at comparable sales, condition and resale risk. You should know what something is worth before you care about it.

  5. 05

    Offer with a strategy, not a hope

    The right offer is priced from the evidence and written with the terms that matter to this seller. I have negotiated hundreds of them.

  6. 06

    Inspect, appraise, then close

    Inspections and appraisals protect you. I coordinate them, I translate the reports into plain English and I renegotiate when the findings say we should.

What buyers ask me,
before they call

How do I know I'm not overpaying?

The same way everyone should check: comparable sales, condition adjustments and resale analysis before the offer, and an independent appraisal during the process.

Should I use my own agent for new construction?

Yes. The builder's sales agent represents the builder. Your own agent negotiates the incentives, the add-ons and the contract on your side. The builder usually still pays my commission.

What if the appraisal comes in low?

It happens, and it is not a disaster. We renegotiate, move money, or walk. I have handled every version of this.

Are HOA dues a dealbreaker?

No, but they are part of the monthly math. Master-planned communities and 55+ communities in the valley have real HOAs with real services and real rules, and I make sure you see both.

Is a view or golf-course home worth the premium?

Sometimes clearly yes, sometimes not. The premium is only worth what resale buyers will pay for it later, and I value that question with actual data.

How fast is the market right now?

It depends on the neighborhood and price point. The honest answer for your target area comes from current days-on-market, supply and list-to-sale ratios, which I pull fresh for every client.
