Aliante Overview
Aliante is the flagship master-planned community of North Las Vegas: a roughly 1,905-acre master plan at Aliante Parkway and the 215 Beltway. The land was bought in 2001 by a partnership of American Nevada Corporation and Del Webb Corporation, whose parent later became part of Pulte, and the community opened in 2003 with golf and outdoor recreation as its centerpieces.
Today the master plan is home to more than 6,000 residences across its neighborhoods, the 18-hole Aliante Golf Club designed by Gary Panks, the 20-acre Nature Discovery Park and the Aliante Casino + Hotel + Spa resort with its dining and entertainment campus. When the plan was conceived, builders estimated more than 7,000 homes at full build-out.
Aliante has grown over more than twenty years, so buyers find a ladder of housing from 2000s-era resale to newer phases. For active-adult buyers it carries an extra distinction: Sun City Aliante, a Del Webb 55+ community, sits inside this master plan.

This hub lists only the communities inside the Aliante master plan that are verified and published. At this time, there are two: the 55+ village built by Del Webb and the guard-gated Club Aliante enclave.

The guard-gated, all-ages Del Webb enclave inside the Aliante master plan, with larger lots, single and two-story homes and its own recreation center.

Aliante's neighborhoods
Aliante is organized into named neighborhoods and villages rather than one single development tract. The verified communities within the master plan at this writing are Sun City Aliante, the 55+ community built by Del Webb, and Club Aliante, its guard-gated all-ages enclave, and each has its own published guide.
Other parts of the plan are commonly discussed by name, but I do not publish neighborhood breakdowns I cannot source. Individual guides for those sections are in an ongoing authority build, and each will be linked here the moment the page is complete. Housing & real estate
Aliante's housing runs from compact courtyard homes and townhome-style entries to larger single-family and estate-lot plans, with golf-course, mountain-view and desert-frontage lots throughout. Gated enclaves, single-story homes and newer construction phases all appear across the master plan.
Because the community has built out in phases since 2003, buyers compare resale value across very different vintages, and the newest activity in far North Las Vegas continues to arrive in the neighbors just beyond Aliante's edges.
As a former licensed residential real estate appraiser, I evaluate Aliante properties the way an appraiser would: comparable sales, condition, exposure and the market evidence behind a price, rather than asking prices and price-per-square-foot lists alone.

Is Sun City Aliante part of Aliante?
Yes. Sun City Aliante is the age-restricted 55+ active-adult village built by Del Webb inside the Aliante master plan, alongside the guard-gated Club Aliante enclave. Its homes were built mostly from 2003 through the late 2000s.
Are the other North Las Vegas communities part of Aliante?
No. The Villages at Tule Springs, Heartland at Tule Springs, Valley Vista, Craig Ranch, Eldorado, Ardiente and Del Webb North Ranch are peer communities under the North Las Vegas geographic umbrella. They are separate master plans and neighborhoods, not part of Aliante.
