The order that works

Seven steps,
seven questions

First-time buyers get overwhelmed because everything happens at once. It does not have to. Do these steps in order and each one makes the next one simpler.

    How much home can I really afford?

    Start with a lender, not a listing site. A pre-approval tells you the loan, and we add taxes, insurance, utilities and HOA dues to find the payment you can live with.

    Which neighborhoods fit my life?

    Before tours, we compare communities by commute, school zones, lifestyle and budget. You should fall in love with a block, not just a kitchen.

  3. 03

    What is this home actually worth?

    We run the comparables before you make an offer, so you know the value range and your resale position. Love is fine; love with evidence is better.

  4. 04

    What goes in the offer?

    Price, earnest money, contingencies and timeline. I write offers that compete where they need to and protect you where they should.

  5. 05

    What does the inspection really show?

    I read the inspection report with you line by line and negotiate the repairs or credits that matter. Most things are fixable; all of them should be understood.

  6. 06

    What if the appraisal comes in low?

    It happens. We renegotiate, restructure or walk. You will never have to guess what to do, because we plan for the possibility in advance.

  7. 07

    What happens at closing?

    One final walkthrough, the documents, the keys. I am there for all of it, and the sign-off moment is usually the best part of my job.

Why buyers want
their own agent

The agent in the model home works for the builder. Your own agent works for you: negotiating the incentives, the upgrades and the contract terms, and helping you understand what is a deal and what is a sales center script.

The builder usually still pays my commission, so representation rarely costs you money and almost always saves some.

Agents and lenders use a script that sounds like paperwork. Here is what the words actually mean at the Las Vegas closing table.

Pre-approval
A lender's written statement of how much you qualify to borrow. It sets the budget and tells sellers you are real.
CMA
Comparative market analysis: what similar homes have sold for, adjusted for differences. My bread and butter.
HOA
Homeowners association dues that cover community services and rules in most Las Vegas master-planned communities.
Escrow
The neutral process where funds and documents move between buyer and seller before closing.
Appraisal
An independent valuation required by most lenders. It protects you from overpaying.
Contingency
A condition in the contract, like financing or inspection, that must be met before the sale closes.
Down payment
The cash portion you bring beyond the loan. First-time programs and conventional options both exist in Nevada.
Title
Proof of ownership, cleared of liens and issues before the new deed is recorded.
No question is too basic

Ask the
dumb ones

"Is this a good deal?" is the most important question you could ask, and the only dumb question is the one that goes unasked. I promised to educate first, and that includes answering every nervous call and text until you feel solid.
