Green Valley is American Nevada Company's flagship master-planned community in Henderson and, by most accounts, the Las Vegas Valley's first, with the master plan approved in 1978. Its neighborhoods are conventionally organized into Green Valley North, Green Valley South and Green Valley Ranch, with the resort-anchored Ranch area including the Green Valley Ranch Resort and The District shopping center.

What Green Valley is

Before Summerlin, there was Green Valley. It invented the idea of a master-planned address in the Las Vegas Valley.

American Nevada Company, the Greenspun family's development company, launched the Green Valley master plan in 1978 on a footprint commonly cited as roughly 8,400 acres. It became the template every later Las Vegas master followed: landscaped neighborhoods, parks and trails, planned retail, and a community identity instead of scattered subdivisions.

The master community is split into three areas. Green Valley North and Green Valley South are the classic, mature neighborhoods, and Green Valley Ranch is the resort-anchored area in the southeast of the plan, completed around 2002 with the Green Valley Ranch Resort, Spa and Casino and the open-air shopping district it anchors.

For buyers, Green Valley is the reliable, established answer in Henderson: older lots with real landscaping, strong schools, easy freeway access and a family character that newer plans on the edges cannot fake.

The master

The plan that started it all

Approved in 1978 and built through the 1980s and 1990s, Green Valley set the pattern for the valley's modern age. The developer describes it as Southern Nevada's first master-planned community, and nearly every planned place since, Summerlin included, borrowed from the formula: village-style neighborhoods, parks, trails, golf and defined retail corridors.

Green Valley Ranch and The District

The Green Valley Ranch area wraps around the Green Valley Ranch Resort, at Paseo Verde Parkway, owned by Station Casinos with the Greenspun family involved. Beside it, The District at Green Valley Ranch is an open-air shopping and dining district, and the area is also known for the boutique shops of the same district and the nearby resort amphitheater.

Public schools in the plan

Green Valley is served by strong Clark County schools. Green Valley High School is the landmark campus of the plan, and Del E. Webb Middle School covers much of the eastern end. Zoning varies by address, so confirm your exact zone with the school district.

Living here

Mature streets, easy freeways

Grown trees, established plantings, neighborhood parks and a family character define Green Valley. The 215 beltway rings it, the airport and Strip stay 20 to 25 minutes away, and the master's own amenities, from the shopping at The District to the resort's restaurants, cover most daily life within a few miles.

Yes. Legacy at Green Valley is the original guard-gated golf community inside the Green Valley master plan, built by American Nevada around the Legacy Golf Course from 1989.
