Green Valley North occupies the north end of the plan American Nevada Company launched in 1978, the first master-planned community in the Las Vegas Valley. It sits in Henderson's northwest, with the I-215 beltway running through the Green Valley area to the west, the I-515 and US-95 corridors along the northeast, and the Whitney Ranch family master just beyond its northern edge.

Harry Reid International Airport lies a short drive to the northwest, which is why the northern part of Green Valley is where many frequent flyers and airport-adjacent commuters end up. The location is the point: the 215, the airport, the Strip's employment corridor and downtown Henderson are all reachable without crossing the valley.

Typical Green Valley North housing is established single-family construction: ranch and two-story stucco homes on landscaped lots, most of it built during the 1980s and 1990s with pockets of newer infill. Along the edges of the area you also find attached product, condominiums and townhomes, which makes the north work for a wide range of buyers, from first-timers to those moving down from larger homes.

Well-maintained neighborhoods with community parks describe the standard pattern here. Value across the area varies with lot size, view, condition and updating, and that is where a careful look at the comparables matters. The right fix-up can change what a 1990s home sells for, and the evidence should shape that decision before a dollar is spent.

The northern Green Valley holds a full set of Clark County School District campuses within the same ZIP: Jim Thorpe, Estes McDoniel, Harriet Treem and Nate Mack elementaries, with Thurman White Academy of the Performing Arts as the area's CCSD academy middle campus. Green Valley High School, the master plan's landmark campus, is the high school families in this part of the plan know by name.

Assignment boundaries in Clark County do not follow community lines exactly, so the school for a specific address is the one to confirm with the district. These links go straight to each campus's official site.

Henderson Hospital, part of The Valley Health System, sits at the north edge of the Green Valley area near the Galleria and is the closest full-service acute care hospital for residents of the northern neighborhoods, with an emergency department, childbirth and cardiac services. For everyday needs, urgent care and dental and medical offices line the area's main retail corridors.

Living in Green Valley North feels settled in the best way. Mature trees shade streets where the same families have hosted the same block parties for decades, kids ride bikes to the park, and the mall, the grocery store and the freeway all sit close enough that errands never turn into an expedition.

The honest trade-off for that maturity is that this is largely built-out territory. If you want a brand-new house, this is not the corner of Henderson that will deliver one. If you want established neighborhoods, real trees, proven schools and the most convenient address in the Green Valley, the north end of the plan deserves a serious look.
