What is my home really worth?

The honest answer comes from a comparable analysis built appraiser-style: recent sold, pending and active data adjusted for condition, upgrades, view and location, then weighed against what buyers are doing right now.

Online estimates are automated guesses from public records. I come inside, look at the actual home, and show you the reasoning behind the number, not just the number.

What will I actually walk away with?

Your home may be worth $700,000, but that is not what you get. What you get is the sale price minus payoff, commission, closing costs, concessions and prorations, and I model that across conservative, realistic and strong scenarios before you list.

Should I sell now or wait?

It depends on your number, your timeline and current supply, demand and rate conditions in your neighborhood, not on a headline. I model both paths with real data so 'now or later' stops being anxiety and starts being a decision.

Should I remodel before selling?

Only the improvements with a proven return in your neighborhood and price range. I tell you which those are before you spend a dollar, and sometimes the honest answer is to sell as-is at the right price with the right strategy.

A kitchen renovation you do not recoup is a gift to the buyer. My job is to keep that money in your pocket.

Do I need to be home for showings?

What happens if the buyer's appraisal comes in low?

We renegotiate from the evidence, adjust the price or credits, or in rare cases walk. A low appraisal protects the buyer's lender; our job is making sure the deal still makes sense for you.
