The expanding desert-edge communities of far north North Las Vegas
Villages at Tule Springs Overview
The Villages at Tule Springs is the biggest residential master plan in far north North Las Vegas, roughly 1,280 acres of once-open desert framed by the 215 Beltway on one side and the Upper Las Vegas Wash on the other. Ground was broken in 2017 and the first homes opened in 2018.
At completion the plan calls for approximately 8,600 homes across a series of named villages, including a large share of homes set aside for the plan's active-adult villages. The first village opened south of the 215 near the Revere area with its own regional park site and a police station, and further villages are planned to the north.
The community takes its name from the Tule Springs landscape and the nearby Tule Springs Fossil Beds National Monument, a National Park Service site that preserves Ice Age fossils. The monument is separate public land just beyond the community, and it gives the whole area its identity.

Builders, villages & housing
The villages are being developed by a roster of homebuilders as phases open. Pardee Homes, now part of Tri Pointe Homes, developed the first village south of the 215 with its Blackstone and Larimar collections, and other builders arriving in later phases.
Housing in the plan spans everything from first-timer single-family homes to larger move-up plans, plus a meaningful active-adult component. Because the villages continue to open, the available product mix changes constantly, so current phasing and pricing is best reviewed against the latest evidence.
The growth of this master plan is a major reason north North Las Vegas is the valley's hottest new-home corridor. If you are weighing new construction here, the question of whether today's builder price will hold up in resale matters, and that is exactly the question I help clients answer.
KB Home is one of the builders delivering new homes near this master plan. Learn more about KB Home's Sandstone community at Tule Springs for floor plans, pricing and the questions to ask before you visit.
Desert & open space
The master plan is built around generous open space: the first village plans a community-wide regional park, and the Tule Springs Fossil Beds National Monument and the Ice Age Fossils State Park line the community's northern edge. That outdoor identity is a big part of why families and active adults pick this end of the valley.

Where are The Villages at Tule Springs?
The Villages at Tule Springs is a master-planned community in far north North Las Vegas, off the 215 Beltway on the west side near the Revere Street area, adjacent to the Tule Springs Fossil Beds National Monument that gives the area its name.
How big will The Villages at Tule Springs be?
The master plan spans about 1,280 acres and is planned to top out near 8,600 homes when complete, including about 2,000 homes intended for active-adult buyers. It is one of the largest residential developments in the northern part of the valley.
Who is building The Villages at Tule Springs?
Multiple national builders are active across the villages. Pardee Homes (now part of Tri Pointe Homes) developed the first village south of the 215, with other builders including KB Home and additional national names in later phases.
Is The Villages at Tule Springs the same as Heartland at Tule Springs?
No. They are two separate master plans that share the Tule Springs area name. The Villages at Tule Springs is the larger independent master plan, and Heartland is a separate later D.R. Horton collection. Neither contains the other.
Why is it called Tule Valley?
The name comes from the Tule Springs area and the nearby Tule Springs Fossil Beds National Monument, a landscape of Ice Age fossils managed by the National Park Service. The monument is separate public land, not part of the community.
