Buying your first home is a big financial decision, but it is a learnable process. This guide walks you through it in order, calls out the mistakes I see most often, and points you to the programs that can get you in sooner.

01 · Start

Start with the numbers that are real

Before you tour a single home, get a pre-approval and run the full monthly math: payment, taxes, insurance, HOA, utilities and maintenance. The portal number is a teaser; your real number is a budget.

I will set you up with a lender who explains everything and never makes you feel silly for asking, because the best question is the one you ask before you sign.

02 · Know

Know the programs that can help

FHA loans offer low down payments and flexible credit. VA loans serve eligible veterans and service members with zero down. Conventional loans can work from around 3% down. And Nevada Housing Division programs can provide down payment assistance for qualifying buyers.

We match the program to your real situation, including timelines, because some programs take longer and some sellers prefer certain loan types.

Buy the neighborhood, not just the house

First-time buyers tend to fixate on the listing. I push you the other way: which community fits your commute, your budget and your next five years? In Las Vegas that question filters more houses than any price slider.

Resale matters too. Buying something you could resell comfortably protects you later, and with my valuation background we check that before you commit.

The offer, inspections and the finish

We build the offer from evidence, keep your inspection and appraisal rights in the contract, and walk through every deadline. For a first-timer, my job is that none of this feels like a test you can fail.

You will sign a lot of paper and hear a lot of jargon. I translate all of it, and you never sign anything you do not understand.

Programs range from zero (VA for eligible buyers) to around 3% to 3.5% for conventional and FHA, plus closing costs. Down payment assistance can help qualifying buyers further. We model your real numbers up front.

Timing matters less than readiness: stable income, a real budget and a plan to stay put for a few years. If those are in place, we look for the right home at the right price, whatever the headlines say.

What is a pre-approval and when do I get one?

It is a lender's verified commitment to lend you a specific amount. Get it before you look. It sets your real budget and makes sellers take your offer seriously.

What hidden costs should I expect?

Closing costs, HOA dues, taxes and insurance, plus the everyday costs of ownership: maintenance, utilities, and the occasional surprise repair. A home is an expense as much as an investment, and we plan for both.
