Valley Vista Overview
Valley Vista is the newest major master plan in central North Las Vegas, coming together on once-vacant land north of the 215 at the Decatur Boulevard and Elkhorn Road corridor. It began as part of a long-delayed project that was reborn under its current name, and the first builder neighborhoods arrived in the late 2010s.
The plan is a large one, roughly 600 acres when it is finished, with estimates of the ultimate number of homes ranging from about 2,000 to more than 3,000 depending on the source. In addition to housing, the plan reserves land for an elementary school, commercial parcels and community parks.
Multiple national builders are active in Valley Vista, which gives buyers a rare chance to compare builders side by side on neighboring streets. My advice on that: bring your own agent and your own evidence, because the builder's price and the market's value are not always the same number.

Valley Vista's neighborhoods are being built by a roster of national builders including Lennar, D.R. Horton, KB Home and Century Communities, with additional builders in some phases. Each brings its own branding; plans range from low-maintenance single-story entries to larger family two-stories, and some collections are marketed as active-lifestyle communities.
Because phases keep opening, current availability changes monthly. A real estate update that is current matters more here than almost anywhere in the valley: lot premiums, phase pricing and resale activity shift quickly in a young master plan.

Parks & recreation
Valley Vista is planned with multiple community parks distributed through the neighborhoods as it builds out, with the city and regional parks of North Las Vegas close by. The Ice Age Fossils State Park at Decatur and the 215 is an early outdoor landmark for the community.
Craig Ranch Regional Park
The city's roughly 170-acre regional park at 628 W Craig Road, with dog parks, a skate park, an amphitheater, ball fields and a community garden. It is a regional park, not the Craig Ranch residential community.

Valley Vista's plan reserves space for an elementary school site in the master, and the community is served today by the Clark County School District as boundaries stand.
