Eldorado Overview
Eldorado holds the distinction of being one of North Las Vegas's first planned residential communities. Pardee launched the development in 1989-1990 on land released by the Bureau of Land Management, and it grew over roughly three decades into a large, established single-family part of the city.
The community sits near Camino Eldorado and the Tropical Parkway corridor, just south of the 215 on the north side of the valley, with I-95 and I-15 both easy and employment centers close by. Multiple plan-wide neighborhoods and parks live within it, some in gated sections.
Because it was built over so many years, Eldorado offers real variety: compact 1990s starter plans, larger patio and custom homes from the 2000s, and renovated resale throughout. It remains one of the most affordable ways to buy a mature lot in North Las Vegas with trees and parks already in place.

Eldorado is a large single-family community with homes spanning the years from the early 1990s through the late 2010s. Sizes run from roughly 1,300 to over 4,000 square feet, covering starter families, move-up homes and larger custom and view lots, with some neighborhoods gated.
The community's age is part of its value: existing mature lots, neighborhood parks and established utility and street infrastructure, often at a price per square foot well below the newer master plans. It is a priority search area for value-focused families, first-time buyers and buyers wanting a larger lot.
The trade-off is that conditions vary a lot from street to street, which is precisely where my former appraisal background helps: I evaluate the comparable evidence and the renovation potential of each home rather than the shallow list price.
Parks & recreation
Eldorado has its own neighborhood parks, and the city park at Eldorado offers playgrounds, courts and picnic areas as the community's outdoor anchor. The nearby desert and big regional parks are within an easy drive.
Craig Ranch Regional Park
The city's roughly 170-acre regional park at 628 W Craig Road, with dog parks, a skate park, an amphitheater, ball fields and a community garden. It is a regional park, not the Craig Ranch residential community.
