What do the HOA fees actually cover?

Amenities, common areas, gates, clubhouses and sometimes more. Fees vary widely, so the right answer is always the line item on the home in front of you, not a valley-wide average.

Is the social calendar real?

Yes, and it is the part that makes or breaks the lifestyle. I encourage clients to visit during activity hours and ask residents what a typical week looks like.

Which community is best for me?

My advice to anyone comparing 55+ communities: block two days, visit three or four communities, eat lunch in each clubhouse and talk to the residents, not just the salespeople. Residents will tell you the real culture in five minutes.
