Downsizing is not just about square footage. It is about the next chapter of your life, and the house is often the easiest part of the decision.

The house is often the easiest decision

Here is the thing most downsizeers do not expect: the house itself is often the easiest decision. The hard parts are everything around it. What will life look like after the move? Where do you want to be? What are you actually ready to let go of?

When a client comes to me saying 'I think I should downsize,' I slow us down. We start with the life, not the floor plan, because the right next home is the one that serves the life you actually want to live.

Start with the lifestyle, not the listing

Do you want to wake up to a view and a golf course? Do you want a community calendar full of clubs and classes? Do you want neighbors your age in walking distance? Or do you want maximum privacy and a manageable yard?

Las Vegas has all of those in spades, from the 55+ active-adult world like Sun City Summerlin and the other Del Webb-era communities to traditional neighborhoods sized for two people. The question is which one fits you, and that is a lifestyle conversation, not a price per square foot conversation.

Run the numbers on the whole next chapter

Your current home's value matters, but so does the walk-away number, the ongoing costs of the next home, the HOA dues, the utilities and the taxes. Downsizing should simplify your money situation and your life, and we can look at both side by side.
