01 · Get

Get financing sorted before you fly

A pre-approval from a lender licensed in Nevada, based on your real documents, turns a fly-in house hunt from sightseeing into a purchase trip. You can start the loan from anywhere; the underwriting is what travels.

I work with lenders who handle out-of-state buyers routinely, including the remote-work and pension-income questions that California retirees bring.

02 · Compare

Compare lifestyles, not just listings

Las Vegas real estate is not one-size-fits-all. The difference between Summerlin and Henderson, between a 55+ community and a family master plan, is a lifestyle difference, not a price difference.

We start with how you actually want to live: golf, views, trails, social calendar, commute, proximity to family. Then we match communities to that, and only then do we look at floor plans.

03 · Plan

Plan a structured research trip

I send homes ahead of your visit, then build a day that drives through the neighborhoods those homes sit in. You should see the block, the commute, the grocery store and the morning vibe, not just the living room.

For California clients I coordinate the whole package: lender, inspector, appraiser, escrow and title contacts, so the process runs on Pacific time without you chasing it.

The remote closing

Most out-of-state buyers do not need to be in the room for everything. Nevada closings accommodate remote signing for the right transactions, with a local notary and clear instructions.

I make sure you know exactly which signatures can happen remotely, which need a witness, and what the wiring instructions are, because wire fraud targeting relocating buyers is real.

Should I rent first or buy right away?

It depends on your timeline and certainty. Some clients rent for a year to learn the valley; others arrive with a clear community match and buy immediately. We discuss it honestly, including the carrying costs of both paths.

How does buying sight-unseen work?

Video tours, detailed reports and a local professional in the home, plus our valuation analysis. Sight-unseen is a tool, not a default, and I push for an in-person visit whenever your schedule allows.

Is it really cheaper to live in Las Vegas than California?

For most Californians, housing is dramatically less expensive for comparable space, and Nevada has no state income tax. Utilities, insurance and HOA costs differ too, so we run a side-by-side for your actual situation.

How long does a relo purchase take?

From pre-approval to close, financed purchases typically run 60 to 90 days including the search. A clear plan shortens it, and I help you build the timeline around your move date, not the other way around.
