Moving From California to Las Vegas: What You Need to Know

People move to Las Vegas from California for many reasons and then discover the hard part is not finding a house, it is choosing a community. Here is how to plan the move.

Why people make the move

The reasons I hear most: dramatically more house for the money, no state income tax in Nevada, sunshine and outdoors within minutes, and a lower overall cost of living. California equity often buys a Las Vegas home outright or with a much smaller loan.

The move is not for everyone, and I am not here to talk anyone into it. But if the numbers and the lifestyle line up for you, it is worth planning properly.

The hard part is choosing a community

Here is what surprises most California buyers: finding a house is not the hard part. There is plenty of inventory across the valley. The hard part is choosing a community, because Las Vegas real estate is not one-size-fits-all.

Summerlin offers master-planned living with villages, golf and mountain views. Henderson brings Green Valley, Anthem and the 55+ communities. The northwest has Sun City Summerlin and newer master plans near Red Rock Canyon. The flip side of all that choice is that a wrong neighborhood guess is expensive, so we compare communities by lifestyle before we ever talk house.

What to do before you fly in

Get pre-approved by a lender who works Nevada loans, so you know your real budget before you see anything. Write down the three things a community must have, and the three you will not compromise on. And decide early whether this is a retirement, a relocation or a second-home situation, because the criteria differ.

Then plan a research trip with structure. I send clients a set of homes, but I also plan a viewing day through the neighborhoods those homes sit in, because you buy the neighborhood every bit as much as the house.

What the process looks like from here
