I didn't get into real estate simply to sell houses. Over more than 36 years, real estate became an education in people, property, markets, negotiation and some of the biggest financial decisions families make in their lives.

It started as a job.
It became a discipline.

About 20 of those years were also spent as a licensed residential real estate appraiser. That experience changed the way I approach everything. I learned to look beyond asking prices, beautiful photographs and price per square foot, and to examine what the market evidence actually says a property is worth.

Today I bring both sides of that experience to my clients. I understand how homes are marketed and sold, and I also understand valuation, comparable selection and how lenders and appraisers look at property. When I tell you what a home is worth, I am not guessing from a website. I am reading the evidence the way a licensed appraiser would.

Technology created the next chapter of my career. Rather than resisting AI, I embraced it and became a Certified AI Agent. I use artificial intelligence alongside decades of real-world experience to research markets, analyze opportunities, improve property marketing and create a better experience for buyers and sellers. But technology will never replace what matters most to me: honesty, communication, experience and protecting my client's interests.


My mission

My mission is to help buyers and sellers make smarter, more confident real estate decisions by combining 36+ years of real estate experience, 20 years of appraisal expertise and my training as a Certified AI Agent. Clients deserve straightforward information, realistic expectations and advice based on market evidence, not sales pressure.

Real estate is more than a transaction. It is a financial decision, a lifestyle decision and often the beginning of a major new chapter in someone's life. That is why I believe people deserve confidence during life's biggest transitions.

Whether it's a first home, a decades-old family home or a relocation across the country, my job is not to pressure anyone into a transaction. It is to help them understand their options and make a smart decision.

Who I work with

Buyers and sellers throughout the Las Vegas Valley: first-time buyers, relocating families, downsizers and retirees, luxury buyers and sellers, investors and homeowners who have owned their properties for many years and are trying to determine their next move. My typical residential client works in the roughly $400,000 to $1.5 million range, and I have represented clients in luxury purchases up to several million dollars, including a recent $3,050,000 buyer purchase in Mountain Trails, Summerlin.

Approximately 20 years as a licensed residential appraiser, until I gave up that license in 2013. I am not a current appraiser, but I still think like one, and that is the point.
