What you get
if you call
me
There are a lot of excellent agents in Las Vegas. What you get with me is a specific combination that is hard to duplicate: decades of transaction experience, former appraisal expertise, hands-on 55+ lifestyle knowledge and today's AI tools, all pointed at one goal, protecting your interests with evidence.
The unfair
advantage
36+ years in real estate
Three decades of transactions across Las Vegas, Summerlin and Henderson, in everything from first homes to high-rise condos and luxury estates.
20 years as an appraiser
Roughly 20 years as a licensed residential appraiser, through 2013. I am not a current appraiser, but I still evaluate property the way appraisers do, and that shows up in every price, offer and negotiation.
A Certified AI Agent
I embraced AI and got certified, using modern tools for research, marketing and communication on top of the judgment only decades of transactions build.
A 55+ community resident
I live in a 55+ community myself. When you are choosing active-adult living, I have been where you are deciding.
Technology can be copied. Marketing strategies can be copied. Websites can be copied. More than three decades of real estate experience combined with two decades of former appraisal experience, firsthand 55+ lifestyle knowledge, modern AI capability and a deeply educational approach cannot be easily copied. That is what you get.
Where clients
get stuck
Most of my clients arrive overwhelmed: too many decisions, too much conflicting information, and too many people telling them different things. Online estimates, friends, agents, lenders, inspectors and the internet all provide different answers.
That is exactly where decades of experience and an appraiser's background become valuable. I help clients slow the decision down, examine the evidence and move forward confidently rather than emotionally.
- Sellers who want to know what their home is really worth, not what a website says
- Sellers who need to know what they will actually walk away with after expenses
- Sellers deciding whether to sell now, wait, or not sell at all
- Buyers who worry about overpaying or choosing the wrong neighborhood
- Buyers facing inspections, appraisals, HOAs and a major financial decision
- Relocators and downsizers choosing a lifestyle, not just another house
- Families in transition: retirement, divorce, estate, empty nest, change
Educate first.
Sell second.
My job is not to pressure anyone into a transaction. It is to help them understand their options, the numbers and the consequences of each choice so they can make the decision that is right for them, even when that means advising them not to make a move.
I would rather lose a transaction than give someone advice I do not believe is in their best interest. That is not a slogan. It is the reason clients who do not buy from me still send me their friends.
The best real estate decision isn't always the obvious one, and sometimes the best advice I can give someone is not to buy or sell at all. People deserve confidence during life's biggest transitions.
