Cadence Park and the Cadence build-out

Cadence Park came on line around 2018, part of the big build-out of the Cadence master plan that The LandWell Company has been developing in east Henderson since builder sales began in the mid-2010s. It is one of the plan's named villages, and its identity is distinctly family oriented: roughly 500 homes on about 100 acres, arranged so daily life opens onto the large park at the center.

It helps to be precise about the names. Cadence Central Park is the roughly 50-acre park amenity itself. Cadence Park is the residential village built around it. They are related, but they are not the same thing, and Cadence Park is also separate from the 55+ Heritage at Cadence village and from the master plan's other named collections.

Housing

Homes in Cadence Park

The village is made up of newer single-family homes, consistent with the construction era of Cadence's build-out. Because LandWell sells lots to a mix of national builders, home styles vary by parcel and street, which is typical of the master as a whole: newer construction, current systems and current building codes across the village.

The housing stock is all relatively new, so buyers looking at Cadence Park are looking at home designs from the plan's launch era rather than decades of wear, and the master plan brings fiber internet to every home. Resale here is newer-construction resale, with the pattern and pricing of the neighborhood still being established as the build-out continues.

Parks & recreation

Central Park and Desert Pulse Park

Green space is the point of this village.

Cadence's official site calls the roughly 50-acre Central Park the community's biggest amenity. It is designed for walking and biking, offers free Wi-Fi in the park, and includes turf areas, an amphitheater, pickleball courts, children's play areas, a six-lane lap pool and a 2,000-square-foot splash pad. For a family village, that is a backyard that does not fit on a lot.

The village also sits right next to Desert Pulse Park, an approximately 5-acre city park inside Cadence maintained by the City of Henderson. It has a children's play area, plenty of open space and a dedicated dog area for four-legged family members, a genuinely useful combination for parents and pet owners.

Cadence Park is served by the Clark County School District, and it sits in a master plan where the zoned school for a specific street can change as the community builds out. The district's official zoning search is the authoritative test for a particular address, and that is the check I run before advising any family on a specific home.

The CCSD campuses commonly associated with the Cadence area include C.T. Sewell Elementary and B. Mahlon Brown Middle School, with Basic Academy of International Studies High School in the neighborhood. The community is also home to or adjacent to charter and private campuses, including Pinecrest Academy of Nevada's Cadence campus, Legacy Traditional School's Cadence campus, Coral Academy's Cadence campus and Lake Mead Christian Academy.

Groceries and everyday retail

The practical retail anchor is Cadence Village Center, the shopping center at Lake Mead Parkway and Warm Springs Road built on the community's edge, anchored by Smith's Marketplace, which opened there in early 2022. More shops, restaurants and services have continued to fill in along the Lake Mead Parkway corridor since, with Walmart and Albertsons close by.

For bigger shopping trips, the Galleria at Sunset mall and The District at Green Valley Ranch are the established centers of the Henderson shopping scene, both a reachable drive from the Cadence side of town.

Dining & entertainment

Water Street and dining near Cadence

For a night out, downtown Henderson's Historic Water Street District is the nearby destination: dining rooms, coffee houses, craft brewers, galleries and an events calendar that runs year-round on a genuinely walkable downtown strip. It has become one of the more characterful parts of the valley, and it is a short drive from the Cadence side of Lake Mead Parkway.

Closer to home, the retail along Lake Mead Parkway is filling in with coffee and casual dining, so the everyday options keep improving as the master plan builds out.

A 24/7 freestanding emergency room, the ER at Cadence, operates right at the community's edge in the Cadence Village Center complex, run by The Valley Health System as an extension of Henderson Hospital. For full-service hospital care, Henderson Hospital near the Galleria and St. Rose Dominican's Rose de Lima campus at Lake Mead Parkway and Boulder Highway are both close by.

Cadence Park sits on the Lake Mead Parkway corridor in east Henderson, and Cadence's own site describes the community as mere minutes from the Lake Mead Recreation Area. The same official community page notes that Henderson is about a 20-minute drive from the Las Vegas Strip and about 15 minutes from downtown Las Vegas.

The practical picture: Lake Mead Parkway runs through the community, Boulder Highway is just to the west, I-215 carries the valley's loop traffic, and Harry Reid International Airport serves the whole Las Vegas Valley from the west. Drive times from a specific home vary with traffic and time of day, so treat the official figures as a fair general guide rather than a promise.

I tell buyers that in a place like Cadence Park, the house is only half the decision. The other half is the lifestyle, and this village makes that lifestyle unusually concrete: the kids' playground, the weekend walk, the evening pickleball game and the splash-pad summers are all anchored by one big park at the center of the community.

The trade-offs are worth naming too. Cadence is still building out, which means ongoing construction in parts of the master, a retail scene that is growing rather than finished, and a commute that depends on Lake Mead Parkway traffic. This is a newer, active, family-first environment, not a settled one.
