Las Vegas offers some of the most spectacular residential views in the country — from the glittering Strip skyline to the red sandstone of Red Rock Canyon, from the Spring Mountains to the valley floor. View properties command a premium, and understanding what makes a view valuable is where my appraisal background helps.
Types of Views in Las Vegas
Las Vegas view properties typically feature: Strip views (the most coveted, especially at night), mountain views (Red Rock, Spring Mountains, McCullough Range), golf course views, city/valley views, and lake views at Lake Las Vegas. Each type commands a different premium.
Where to Find View Homes
The best views are typically found at higher elevations. Summerlin South (The Ridges, The Mesa), Summerlin West (Kestrel, The Paseos), MacDonald Highlands in Henderson, and high-rise buildings on the Strip all offer premium views. Elevation and orientation are key factors.
Evaluating View Value
As a former appraiser, I help clients evaluate whether a view premium is justified. Key factors include: view permanence (is the view protected?), orientation (north/south vs. east/west facing), time of day the view is best, and whether the view is from primary living areas or secondary rooms. A 'forever view' can add $50,000 or more to a property's value.
